How a Florida real estate transaction runs
Most transactions move through the same eight stages. This is what happens at each one, and what the firm does in it.
OFFER
The buyer selects a property they wish to purchase with the help of a broker, makes a purchase offer to the seller, and enters into negotiations until the final price and other terms are agreed upon.
CONTRACT
At this stage, a contract is drafted and signed by both parties. The attorneys at Trayber Law Group will assist you in the negotiations and prepare the necessary documentation.
DUE DILIGENCE
Trayber Law Group handles or coordinates essential due diligence tasks, including lien searches, property condition reports, surveys, environmental assessments, and zoning reviews as needed. Our experts will also manage association payoff demands and estoppel certificates, ensuring the buyer is protected from any violations tied to prior ownership.
FINANCING

This stage is not a constant part of the process. If the buyer requires financing, they need to secure it. Once financing is approved, our specialists work with the buyer's lender to finalize the loan package and ensure that all loan documents are properly completed.
CLEAR TITLE CONDITIONS
Our specialist will review the title insurance commitments and ensure that all parties involved comply with the established requirements, such as mortgage loans, liens, or court judgments. They will also provide the necessary title documentation for the buyer's financing, if applicable.
DOCUMENT PREPARATION
At this stage, a Trayber Law Group specialist will prepare the complete set of closing documents related to the transaction, including the purchase agreement, deed, seller's affidavit, and settlement statement. All documents will be prepared in full compliance with legal standards.
CLOSING
We assist throughout the entire closing process. All closing documents will be properly prepared, and all funds related to the purchase and sale will be disbursed in accordance with the settlement statement.
POST CLOSING
The final step is the recording of all necessary documents in the public registry and the issuance of the final title insurance policy, along with the original registered documents.
