Escrow Services

What are escrow services?

We provide escrow services to ensure a secure transfer of property between buyers and sellers. As a neutral third party, we hold funds and documents related to the transaction until all terms of the agreement are met. The Trayber Law Group team ensures that every aspect of the transaction is completed thoroughly and accurately, including payment of the purchase price, closing costs, and the transfer of ownership. This safeguards both parties from fraud or other issues that may arise during the process.

What does the escrow holder actually do?

It holds both sides of the deal until each side has performed. We hold the funds and the transaction documents as a neutral third party, and confirm that every aspect of the transaction has been completed thoroughly and accurately before anything is released.

When are the funds released?

Once all terms of the agreement have been met. At closing, all funds relating to the purchase and sale are disbursed in accordance with the settlement statement, which we prepare as part of the closing document set.

What does escrow protect you against?

Because a neutral third party confirms performance on both sides before money or a deed changes hands, escrow safeguards buyer and seller alike from fraud and from other issues that may arise during the process.

How a transaction runs from offer to post-closing

Most matters follow the same eight stages: offer, contract, due diligence, financing where it is needed, clearing title conditions, document preparation, closing and post-closing. Each stage and what we do in it is set out in full on our About page.

Frequently asked questions

Who controls the escrow funds?

We do, as a neutral third party. We hold both the funds and the transaction documents, and release them only once the terms of the agreement have been satisfied.

What is paid out at closing?

The purchase price and the closing costs. All funds relating to the purchase and sale are disbursed in accordance with the settlement statement, which we prepare as part of the closing document set.

Does escrow protect me from fraud?

That is what it is designed to do. A neutral third party confirms that each side has performed before any money or deed changes hands, which safeguards both parties from fraud and from other issues that may arise during the process.
