Answers to the questions clients ask most often about working with Trayber Law Group — how a transaction runs, what title insurance and escrow actually do, who holds the money, and which matters the firm handles. Anything not covered here can be answered by phone or by message.
Working with the firm
Who will handle my matter?
Trayber Law Group is led by practicing attorney Olesya Trayber, who has over 10 years of experience in residential and commercial real estate closings, residential and commercial leases, contracts, business transactions, wills and trusts and immigration, and who adheres to the Rules of Conduct set forth by The Florida Bar.
Is Trayber Law Group a law firm or a title company?
It is a law firm led by a practicing attorney, and it also provides the title, escrow and closing services a real estate transaction needs.
Do you meet clients online?
Yes. We provide services both online and at our office, so you can choose whichever suits you.
What languages do you speak?
Our team speaks English, Russian and Ukrainian.
Where is your office and when are you open?
2750 NE 185 Street, Ste 206, Aventura, FL 33180. We are open Monday to Friday from 9 am to 5 pm, and closed on Saturday and Sunday.

Buying and selling
What happens at each stage of a purchase?
There are eight stages: the offer and negotiation; the contract, where our attorneys assist with negotiations and prepare the documentation; due diligence; financing, where it is needed; clearing the title conditions; preparing the closing documents; the closing itself; and post-closing, when documents are recorded and the final title policy is issued.
What is due diligence, and what do you check?
We handle or coordinate lien searches, property condition reports, surveys, environmental assessments and zoning reviews as needed, and manage association payoff demands and estoppel certificates so the buyer is protected from violations tied to prior ownership.
Do I need an attorney as well as a realtor?
A realtor negotiates the deal; the legal documents still have to be drafted and reviewed. At the contract stage our attorneys assist with the negotiations and prepare the necessary documentation, and the same firm can then carry the transaction through title, closing and recording.
What happens if the buyer needs financing?
Financing is not part of every transaction. Where it is needed, once financing is approved our specialists work with the buyer's lender to finalise the loan package and ensure all loan documents are properly completed.
Title insurance and title search
What is title insurance and what does it cover?
It protects property owners and lenders against legal claims to the property, both past and future. It confirms that the buyer has a clear right to ownership and, if a defect is discovered, covers the legal expenses of defending against legitimate claims.
Is title insurance a one-time payment?
Yes. The premium is paid once at closing and provides coverage for the entire period of ownership.
What is the difference between a title search and a title examination?
A title search reviews public records before the transaction is finalised to establish the ownership history, including previous owners, outstanding liens or judgments and existing restrictions or easements. A title examination is the deeper analysis of that material — deeds, mortgages and easements — carried out to identify defects that must be resolved before the sale.
What happens if a defect is found before closing?
The title conditions are cleared. We review the title insurance commitment and confirm that all parties have complied with the established requirements, such as mortgage loans, liens or court judgments.
And if a defect is found after closing?
The policy covers the legal expenses of defending against legitimate claims to the property.
When do I receive my policy and my recorded deed?
At post-closing. All necessary documents are recorded in the public registry, and the final title insurance policy is issued together with the original recorded documents.
Escrow and funds
Who holds the money between contract and closing?
We do, as a neutral third party. We hold the funds and the documents relating to the transaction until all terms of the agreement have been met.
When are the funds released?
Once every term of the agreement has been met. At closing all funds relating to the purchase and sale are disbursed in accordance with the settlement statement.
What is a settlement statement?
It is the document that governs how the money is paid out. We prepare it as part of the closing document set, and all disbursements are made in accordance with it.
Documents and notary services
Which documents can you prepare?
Purchase agreements, deeds, promissory notes, mortgages, lease agreements, easements and closing documents. All are delivered within the agreed timeframe and in compliance with legal standards.
Can a notary come to me?
Yes. Our mobile notary travels to a location of your choice, which is particularly useful for seniors, people with disabilities and anyone without access to transport.
What can be notarised?
Deeds, trusts, powers of attorney and other legal paperwork.

Yes — residential and commercial. We draft, review and negotiate lease agreements, and confirm that the terms comply with state law and define each side's rights and responsibilities clearly.
Do you handle lease violations and evictions?
In cases of lease violations or eviction matters we can provide representation and work to resolve the conflict efficiently.
Can you draft a will or set up a trust?
Yes. We draft legally binding wills, establish trusts for asset protection and advise on minimising estate taxes, and we also prepare healthcare directives and powers of attorney.
Can you form an LLC?
Yes. We help structure businesses as LLCs, corporations or partnerships, and draft the operating agreements, vendor contracts and employment policies that go with them.
Do you handle immigration cases?
Yes — visa applications, green cards, citizenship and asylum cases, work visas for employees, family reunification and deportation defence.

How can I verify the attorney?
Olesya Trayber is a practicing attorney who adheres to the Rules of Conduct set forth by The Florida Bar. Attorney licensure in Florida can be verified through The Florida Bar's public member search.
Does contacting you create an attorney-client relationship?
No. Reading this website, submitting a form or sending a message does not create an attorney-client relationship. That relationship is formed only by a written engagement agreement signed by both you and the firm, so please do not send confidential information before then.
